02What it is

What is a jumbo loan?

A jumbo loan exceeds the conforming loan limits published each year by the Federal Housing Finance Agency (FHFA). For 2026 the 1-unit baseline limit is $832,750 in most counties, rising to a ceiling of $1,249,125 in high-cost areas. Some counties are assigned a higher limit than the baseline, so the exact threshold depends on where the property is located.

Because they can't be purchased by Fannie Mae or Freddie Mac, jumbo loans carry more lender risk. As a broker, we work with a wholesale lender to review available jumbo programs — essential in luxury markets like Bergen County, the Philadelphia Main Line, and Florida's coast.

Stronger credentials

Jumbo loans generally require a stronger credit profile, a lower debt-to-income ratio and substantial cash reserves, with a larger down payment than a conforming loan. Each jumbo investor sets its own guidelines.

Limits by area

Conforming limits are set county by county and change every year. For 2026 the baseline 1-unit limit is $832,750 and the high-cost ceiling is $1,249,125. Anything above your county's limit requires jumbo financing. Check your county on the FHFA limit list.
