    Call or email to talk through the scenario

    Describe the purchase in general terms: price range, down payment, property type, county and anything unusual (condo building, two-family, self-employed income, flood zone). No names, Social Security numbers or documents are needed for this conversation.

    The buyer contacts me directly

    The buyer reaches out to start the application, and I explain how to submit documents securely. Pay stubs, bank statements, tax returns and IDs go through that process — please don't email borrower documents or financial details.

    Updates, with the buyer's permission

    Once the buyer authorizes it, I keep you informed on the milestones that matter to the contract — pre-approval status, appraisal, conditional approval and clear to close. What I share, and with whom, is the buyer's decision.

  • Which programs fit the purchase — conventional, FHA, VA, jumbo or Non-QM — and the county loan limits that apply.
  • Condo and townhouse projects: what the lender will review about the association before the buyer is too far in.

Agent questions

Can you tell me whether my buyer qualifies?

Not without the buyer. A qualification answer needs the buyer's own application, and their information is shared with you only with their permission. Before that, I'm glad to talk through a general scenario — price range, down payment, property type — without any personal details.

Do you pay or accept referral fees?

No. Federal law (RESPA Section 8) prohibits paying or accepting fees or anything of value for referring settlement business, and Ai Remco does neither. Buyers choose their own mortgage professional.

What kinds of purchases can you help with?

Primary homes, second homes and investment properties of one to four units, including condos, townhouses and two-to-four family homes, with conventional, FHA, VA, jumbo and Non-QM financing (including self-employed and DSCR investor loans). Buildings of five or more units are commercial loans, which we do not originate.

Can you guarantee a closing date or a rate?

No. Approval, terms and timing are set by the lender's underwriting, the appraisal, title and the buyer's documents. A rate is locked only when the lock is confirmed in writing. What I can do is flag likely issues early — condo project review, flood insurance, appraisal conditions — so the contract dates are realistic.
