02What it is

What is a Non-QM loan?

A Non-Qualified Mortgage does not meet all Qualified Mortgage criteria. Depending on the product, its documentation, loan features, pricing and legal protections may differ. The lender must assess the application under the rules that apply.

Self-employed borrowers may qualify for conventional or other standard programs. When documented income does not fit those requirements, we can review available Non-QM alternatives with our wholesale lender and explain their costs and requirements.

Bank statement loans explained

Some programs assess eligible bank deposits, business expenses and supporting records to estimate qualifying income. Documentation periods and expense calculations vary; deposits are not automatically treated as income.

DSCR loans for investors

DSCR programs assess a rental property's income relative to its debt payments. Rental coverage alone does not establish approval: credit, equity, reserves, property eligibility and other lender requirements also apply.
